What moves the price
- Integral, attached or detached
- Integral garages are cheapest to convert because the structure and services are already part of the house. Detached garages need the most work.
- Plumbing
- A shower room or kitchen adds waste and water. Cost depends on how far the garage is from the existing soil pipe.
- The walls and floor
- Single-skin brick walls need insulating and damp-proofing on the inside. Floors usually need raising and insulating to house level.
- Structural work
- Knocking through into the house, or removing a pier between double doors, needs an engineer and a steel beam.
- Planning
- Most conversions do not need it. Where the original approval removed permitted development, an application adds fees and time.
- Finishes
- Flooring, sanitaryware, fitted furniture and kitchens vary hugely. The quote shows these as separate lines so you can choose.

Paying for your conversion
Is the survey really free?
Yes. Henry visits, measures and talks it through, and you get an itemised quote. There is no charge and no follow-up pressure.
What is not included in your prices?
Planning application fees, Building Control fees and any structural engineer are shown as separate lines on the quote. Furniture and decoration beyond a standard finish are only included if you ask for them.
Do you charge VAT?
Our prices include VAT where it applies. The quote will show it clearly.
How do payments work?
A deposit to book the start date, then stage payments as the work progresses, with the final payment after Building Control sign-off. The stages are set out in the quote.
