Garage to Annexe Conversions
A garage annexe lets family live close but separately: a bedroom, a shower room and a kitchenette with its own front door. It is a common choice along the coast, where parents move nearer to their children.
Annexes usually need planning permission as well as Building Regulations, because they create a separate unit of living. We will tell you on the survey whether yours does, and can handle the application.

What's included
- Bedroom, shower room and kitchenette layout
- Separate entrance where the plot allows
- Independent heating and hot water if wanted
- Level thresholds and wider doorways on request
- Planning and Building Control handled for you
Every quote is itemised, so you can see the cost of each part. See the cost guide for typical prices.
Worth knowing
- Planning permission
- An annexe used by family as part of the main house is treated differently from one let out separately. We write the application around how you will actually use it.
- Accessibility
- If the annexe is for an older parent, it is far cheaper to build in level access, grab rails and a walk-in shower now than to adapt later.
Annexe for family: questions
Does an annexe need its own council tax?
Family annexes often qualify for a discount or exemption, but it depends on who lives there. Check with the local council before you plan around it.
Can a detached garage become an annexe?
Often, yes. Detached garages need more work on the walls, floor and services than an integral one, so the survey matters more.
